Checked against official sources on Sat 7 Nov 2026Visas news

When you move into a home in Thailand, your landlord, the owner, the possessor or the head of the household must report your address to immigration within 24 hours.12 They can do it online, in person, through another person or by registered post, and the immigration fee schedule lists no fee for it.23 Get a copy of the receipt. Bangkok immigration asks for it when you extend your stay with a Thai child, husband or wife, or on a DTV.45

What a TM30 is, and who files it

is the form your host uses to tell immigration that a foreigner is staying at their place.16 The duty is in section 38 of the Immigration Act, and the police regulation in force since 30 June 2020 sets how to file.2

Your host is the person who must file:1

  • the house master (เจ้าบ้าน), who is the head of the household as owner, tenant or otherwise under the civil registration law1
  • the owner or the possessor (ผู้ครอบครองเคหสถาน) of the home1
  • the manager of a hotel1

This covers hotels, guesthouses, apartments and ordinary rented houses.7 If you own the home and a partner or guest stays with you, you file for them.1

is not your 90-day report. You file the 90-day report yourself, on form .18 See 90-day reporting. For the letter that confirms your address, see certificate of residence.

When to file: 24 hours, and when you do not file again

Your host must file within 24 hours from the time you move in.2 The online system does not accept a check-in date more than 24 hours old.9

Note

Your host does not file again when you come back to the same home after a trip, inside the stay already reported. This covers trips abroad on a multiple-entry visa or a re-entry permit.2

One covers your stay until it ends. The stay needs clear evidence that shows how long it lasts.10

When you move to a new home, the host there files a new within 24 hours.2 If for good reason you cannot live at the address you reported to immigration, you must report your change of residence to immigration within 24 hours of moving in, on form .11

You do not report to the police when you move, or when you stay in another province for more than 24 hours, if your permission to stay is for one of 22 listed purposes. They include tourism, business, study, retirement, and supporting or being supported by a Thai national.11

For hotel stays in another province, see what people report.

Choose how to file

Online

Your host files at tm30.immigration.go.th. Mae Hong Son immigration announced it as ready for use from 15 September 2023.12

  1. Your host registers. They open tm30.immigration.go.th, make an account and add the home on the Profile page as “The address to receive foreigners to stay”.9
  2. Your host adds you. They enter your details and the date you checked in. That date must be within the last 24 hours.9
  3. Your host downloads the receipt. The system calls it the accommodation notification record. It can be downloaded again from the Search page, for a limited number of days after the check-in date.9 Ask your host for a copy.

If the system says the address is already registered, the owner, a lawful occupant or an authorised representative who wants the right to report it can contact the provincial immigration office. Officials check the documents and consider the request.9

Your host can cancel an entry only within 24 hours from the check-in date.9

The Immigration Bureau’s page and Bangkok’s page still describe an older online registration at www.immigration.go.th.713 Use tm30.immigration.go.th, which Bangkok’s online services page and Chiang Mai immigration link to.1415

In person

Your host takes form to the immigration office for the area where the home is. Where there is no immigration office, they go to the local police.12 In Bangkok, the office is Immigration Division 1 at the Government Complex, Chaeng Watthana: Counter B, 3rd floor, since 14 July 2025.216 Bangkok’s page still says the 2nd floor.13

The form asks for:6

  • your host’s name, age, nationality and address6
  • the address of the home and the date you moved in6
  • for each foreigner: name, nationality, passport number, type of visa, date of arrival, the date their permission to stay ends, point of entry, arrival card number, length of stay and relationship6

The officer accepts the form, tears off its lower part and gives it to your host. That part is the receipt.7

Through someone else

Your host can send another person to deliver the notice.2 Ask the office what the person must bring.

By post

Your host puts the signed form and a 6.5 x 9 inch envelope addressed to themselves in a registered envelope. The office uses the envelope to send the receipt back. Keep the registration slip as proof.713

The official pages give one address, in Bangkok:713

In English: Foreigner residence notification unit, Sub-Division 2, Immigration Division 1, Immigration Bureau, Government Complex Commemorating His Majesty the King’s 80th Birthday, 120 Moo 3, Chaeng Watthana Soi 7, Thung Song Hong, Lak Si, Bangkok 10210.7 Outside Bangkok, ask your local office for its postal address.

Two current Immigration Bureau pages disagree on the stamp for the return envelope: one says 10 baht, the other 15 baht.717 Our advice: put 15 baht of stamps on it, which covers both.

What to bring

The regulation leaves the supporting documents to the Immigration Bureau, and we found no current official list for a private home.2

Give your host a copy of your passport. The person who files must fill in every field from the passport, because details a foreigner writes before moving in are often wrong.7

For the documents offices ask your host for, see what people report.

The receipt, and when immigration asks for it

The officer must give the person who files proof of the report.2

Bangkok immigration asks for a copy of the receipt for these extensions of stay:45

  • a non-immigrant O visa to support a Thai child4
  • a non-immigrant O visa with a Thai husband or wife45
  • a Destination Thailand Visa (DTV)4

The national 90-day report page does not list the receipt.8 For offices that ask for it anyway, see what people report. We found no official page that says how long a receipt stays valid.

If your landlord will not file

The law counts a tenant as house master when the tenant is the head of the household.1 The online system asks a foreigner to tell the house master, the owner, the possessor or the hotel manager to file.9 Its English calls the possessor a lawful occupant.9 We found no official page that says whether a tenant counts as a possessor.

For what tenants do when the owner will not or cannot file, see what people report.

What it costs, and the fines

The immigration fee schedule lists no fee for a .3

Warning

A host who does not file can be fined up to 2,000 baht. A hotel manager can be fined 2,000 to 10,000 baht.1

Your own duties under section 37, such as reporting a change of residence, carry a fine of up to 5,000 baht plus up to 200 baht a day.1

We found no official page that says whether a landlord may charge you for filing. See what people report.

What people report

A hotel stay and your home address

A worker with a home address reports that a hotel in another province filed a that replaced the home address. When they applied for a re-entry permit, the office said the address did not match and told them to get the landlord to file again.18 A Chiang Mai resident reports an online 90-day report rejected after a hotel in Krabi filed a that switched the address to Krabi.19 In the same thread as the first report, readers in Bangkok and Pattaya report no such problem. The common advice is to have your host file again just before your next visit to immigration.18

One commenter says Bangkok checks the against your entry stamp and your current address, so a one-day hotel stay will not replace a missing home .20

Filing without the owner

A tenant who took documents to the office was told that the owner who signed the lease must match the address confirmation. The tenant guesses that the condo front desk’s filing service is no longer enough. The office was Jomtien.21

A tenant reports filing on tm30.immigration.go.th with copies of the owner’s ID card, the title deed or business licence and the lease, all signed by the owner.22 Another reader lists a copy of the house registration as well.21 Some use the owner’s login.2318

One reader suggests registering online as the possessor of the home with the lease and passport, and says approval can come within an hour.24 Another says you can file in person at Chaeng Watthana with a copy of the lease and your passport, but does not remember what else. A third says the online account must be in the owner’s name.24 Others suggest the condo’s juristic office or the agent who arranged the lease.24

A landlord who tried to register online was told that an account already existed for the address. One reader says the owner must go to the local office with the house registration book and Thai ID card to make a new account.25

To find the receipt later, readers search for the entry and export it as a PDF.22

When offices ask for it

A home owner in Bangkok reports a 90-day report rejected for a missing , and a fine of 800 baht.26 In Chiang Mai, a reader with no for the first 6 weeks got one from the landlord, dated the day they asked, and then got the extension with no problem.27 At Laksi, readers report that an extension of a visa exemption asked for no .28

On a return from abroad to the same home, readers in a Chiang Mai thread disagree. One says immigration told them no new is needed. Another gets the stamped after every trip, and says they were told to do so even after a trip to another province.23

Landlords who charge

Readers report landlords asking 100 baht, or 500 baht for each filing, and one who tried to take 3,000 baht off a deposit for an agency’s filing.29 Another reports a landlord who asked for 1,000 baht.23 Agents are reported to charge 100 to 400 baht.25
